The city looks to safeguard Coral Gables character amid county RTZ expansion.
Miami-Dade County’s Rapid Transit Zones (RTZ) govern development around Metrorail stations including those that extend into parts of Coral Gables. While these zones aim to encourage density and transit-oriented growth, they also shift zoning authority from municipalities to the county.
Under county control, projects within RTZ areas can be approved without city review. The county also retains permit and impact fees and decisions regarding building usage and signage. As a result, large-scale developments along U.S. 1 near the University Metrorail Station could move forward independently of Coral Gables’ planning and zoning processes.
The city will discuss the creation of a Coral Gables RTZ Overlay at the Oct. 28 city commission meeting. An overlay would allow the city to retain impact fees and ensure local architectural oversight. Projects would continue to reflect the design excellence and community values that define the City Beautiful.
